{"id":1412,"date":"2018-06-19T12:29:00","date_gmt":"2018-06-19T02:29:00","guid":{"rendered":"http:\/\/www.gpadviser.com.au\/gpl-theme-1-2015\/2018\/06\/19\/preparing-your-home-for-sale\/"},"modified":"2018-06-19T12:29:00","modified_gmt":"2018-06-19T02:29:00","slug":"preparing-your-home-for-sale","status":"publish","type":"post","link":"https:\/\/www.gpadviser.com.au\/gpl-theme-1-2015\/2018\/06\/19\/preparing-your-home-for-sale\/","title":{"rendered":"Preparing your home for sale"},"content":{"rendered":"<p>Simple things like removing clutter can vastly improve the appeal of a home, and the good news from experts is that making some simple updates can often be enough to get a buyer over the line.<\/p>\n<h3>Take a three-step approach<\/h3>\n<p>Natasha Dickins, DIY specialist, renovator and owner of Little Red Industries, offers a three-step plan that she claims will work for anything that is needing a bit of a refresh, whether you\u2019re transforming a chair, a room or a house.<\/p>\n<p>\u201cThe first step is to take away the one thing that doesn\u2019t work, something that makes it feel dated or dysfunctional,\u201d she says. \u201cFor example, it could be dark cupboards, so paint them lighter.<\/p>\n<p>\u201cThe second is to add one thing to improve function. You might need to add a blind to improve privacy, or buy a light fitting to cover that bare bulb that\u2019s been there for years.<\/p>\n<p>\u201cThe third is to improve the experience. For instance have a look at the flooring or garden walkways and think what could make them look and function better. It might mean a new floor covering, or clearing and widening a path.\u201d Read on for our tips.<\/p>\n<h3>Cut the clutter<\/h3>\n<p>Dickins says vendors need to look at their property through the eyes of house hunters, and a first step might be giving everything a good clean.<\/p>\n<p>\u201cWill they walk in and see it dark, gloomy and needing a lot of work, or will they see it as bright, clean, hygienic and ready to move straight into?\u201d she says. \u201cThat first impression can also have a lot to do with clutter.<\/p>\n<p>\u201cMost Australians collect heaps of stuff in their daily lives and have lots of items with sentimental value. If you look into a room and remove a third of the stuff \u2013 that\u2019s probably still not enough.\u201d<\/p>\n<h3>Direct your focus<\/h3>\n<p>Kitchens and bathrooms sell homes because that\u2019s where people spend most of their time. But if those spaces are looking a bit tired pre-sale, you can make interventions without undertaking a full-scale renovation.<\/p>\n<p>People often underestimate the costs of renovating a home and sometimes smaller aesthetic modifications are enough to get the price they are after.<\/p>\n<p>Greville Pabst, chief executive officer and executive chairman of WBP Group, which specialises in property valuations and real estate marketing advice, recommends taking a minimalist approach to these rooms.<\/p>\n<p>\u201cSometimes it\u2019s just small cosmetic changes that are going to improve the aesthetics of your home,\u201d he says. \u201cYou don\u2019t need to spend a lot of money on structural items.\u201d<\/p>\n<p>Read our <a href=\"https:\/\/www.nab.com.au\/personal\/learn\/renovating-your-home\/7-tips-for-renovating-on-a-tight-budget\" target=\"_blank\">7 tips for renovating on a tight budget<\/a>.<\/p>\n<h3>Bright ideas for the kitchen<\/h3>\n<p>When it comes to kitchens, look at the easy things first. For example, painting cupboards, walls and tiles can make a big difference without needing a big investment.<\/p>\n<p>\u201cKitchen lighting is important, because you\u2019re preparing food there and lighting above the bench tops is often overlooked,\u201d says Pabst.<\/p>\n<h3>Tactical ideas for bathroom updates<\/h3>\n<p>Outdated tapware is something that can be easily replaced in both bathrooms and kitchens without huge outlay.<\/p>\n<p>\u201cYou can replace old tapware with more modern designs; in fact it\u2019s important to create an up-to-date look wherever possible. For instance you might replace the old cupboard fascias, and new handles and doorknobs can give a more marketable feel,\u201d he says.<\/p>\n<p>With bathrooms, buyers want them to look as spacious as possible. Bathroom clutter is a definite \u201cno-no\u201d.<\/p>\n<p>\u201cOften it\u2019s superficial things that increase aesthetic appeal,\u201d says Pabst. \u201cThe positioning of things like towel rails and toilet roll holders is important, and try to make sure there\u2019s adequate storage because bathrooms have to be functional.\u201d<\/p>\n<h3>Create street appeal<\/h3>\n<p>First impressions are vitally important. \u201cStreet appeal is critical,\u201d says Pabst. \u201cRemember you\u2019re competing with lots of other vendors, so when a buyer\u2019s car passes your property, you want them to stop, ring the agent and organise an inspection.\u201d<\/p>\n<p>Start with the basics \u2013 the front garden. \u201cA garden that\u2019s inviting and well maintained can make a massive difference. It doesn\u2019t cost much to put in some plants, and you should trim overhanging branches because tree canopies can block sunlight.<\/p>\n<p>\u201cThe driveways and paths to the house, and any exterior decks or verandas need to look well maintained. You also might have evening inspections when it\u2019s dark, so inexpensive LEDs around the garden can have a big impact on buyers.\u201d<\/p>\n<h3>First impressions count<\/h3>\n<p>You should also consider the impression you make when prospective buyers walk through the front door.<\/p>\n<p>\u201cWhen buyers open the door to the entrance or hallway you want a \u2018wow\u2019 factor.
